3rd party review program terms

These terms ("Terms") govern participation in Alcove's tenant review program ("Program"). By submitting a review through the program form, you agree to these Terms. These Terms supplement and incorporate by reference Alcove's Terms of Service. In the event of a conflict, these Terms control with respect to the Program; all other matters are governed by the Terms of Service.

1. Eligibility

The Program is open to active Alcove tenants who are current on rent at the time a credit is applied and not in active dispute with Alcove or a landlord. Alcove determines eligibility in its sole discretion.

2. Credit amounts and limits

  • $50 credit for a verified, published review on profiles listed on the program page.
  • $25 additional credit for a verified, published comment on one of the community discussion threads listed on the program page.
  • Maximum total credit per tenant: $75 across the Program.
  • Credits apply to your next rent invoice. Credits are not cash, not transferable, and not redeemable for any other form of compensation.

3. Honest reviews

Reviews and comments submitted under this Program must reflect your actual, honest experience as an Alcove tenant. Positive, mixed, and critical reviews are all eligible. The credit is offered as a thank-you for your time and is not contingent on the rating or sentiment of your review.

4. Verification and Alcove's discretion

Alcove reviews each submission against the live published content before applying any credit. Verification typically takes up to 10 days. Alcove may deny credit, in its sole discretion, for any reason including:

  • The review or comment cannot be verified as live and authentic.
  • The submitter is not an eligible Alcove tenant.
  • The submission appears fraudulent, duplicative, AI-generated without genuine tenant input, or otherwise inconsistent with these Terms.
  • The submission violates the terms of service of the platform on which it was posted.

If a credit has already been applied and Alcove later determines the submission violated these Terms, Alcove may reverse the credit and bill the tenant's account.

5. Third-party platforms

Alcove has no control over third-party platform. You are solely responsible for:

  • Complying with the terms of service and content policies of any platform you post on.
  • Any consequences of your post on a third-party platform, including removal of your content, suspension or banning of your account, or moderator action.
  • The visibility, ranking, or ongoing availability of your content on any platform.

Alcove is not liable for any action taken by a third-party platform with respect to your content or account.

6. Your conduct

By participating, you agree that you will not:

  • Impersonate another person or create fake accounts to participate in the Program.
  • Misrepresent your experience or relationship with Alcove.
  • Coordinate with other tenants to post bulk, templated, or duplicative content.
  • Use the Program to defame any individual, landlord, or third party.

Alcove may disqualify any tenant or submission found to be in violation, and may exclude the tenant from future participation.

7. Program changes and termination

Alcove may modify these Terms, change credit amounts, add or remove eligible platforms, suspend, or terminate the Program at any time, with or without notice, at its sole discretion. Submissions made before a change or termination will be honored if they meet the Terms in effect at the time of submission.

8. Privacy

Information you submit through the program form (name, email, property, review URLs, screenshots) is handled under Alcove's Privacy Policy.

9. No agency, employment, or partnership

Participation does not create an employment, agency, contractor, partnership, or joint venture relationship with Alcove. You are not authorized to make statements on Alcove's behalf.

11. No legal advice

These Terms are provided for general information only and do not constitute legal advice. Alcove is not a law firm.

12. Limitation of liability

To the maximum extent permitted by law, Alcove and its affiliates are not liable for any indirect, incidental, consequential, special, exemplary, or punitive damages arising out of or in connection with the Program, including loss of access to a third-party platform, removal of content, or reputational harm. Alcove's total aggregate liability under these Terms is capped at the maximum credit amount available to the tenant under the Program ($75).

13. Severability

If any provision of these Terms is found unenforceable, the remaining provisions remain in full force and effect.
