Deposits Page on Alcove

To make managing tenant deposits clearer and easier, Alcove provides a dedicated Deposits Page within your landlord portal.

The deposits page gives landlords real-time, centralized view of all tenant deposits across your properties - including their status and any required actions.

Deposits Page functionality:

  • View all deposits in one place

  • Deposit Held for Active Lease

    • Status 1: Eligible for Return 

      • You will also receive an email notification with next steps when any of your tenants’ leases end.
    • Status 2: Return Completed

  • Directly link to your ledger detail, including where the deposit was paid to you.
     
  • Quickly identify which deposits require action using the Start Deposit Return button.

Returning a deposit

When a tenant’s lease ends, you’ll receive an email and their deposit will automatically show as Eligible for Return. To learn more, visit How do Security Deposits work on Alcove?

From the Deposits Page, you can:

  • Click “Start Deposit Return”

  • Add any deductions (e.g., damages, cleaning, unpaid rent)

  • Submit the return - Alcove will handle the ledger reconciliation and payout processing. Once completed, the status will update to “Return Completed.”
