Understanding the terms of your agreement with Alcove at each step of the process
When you list your property with Alcove, there is no requirement to sign an exclusive agreement or a listing agreement. Alcove will automatically syndicate your listing to over 45 sites (like Zillow, Hotpads, Zumper, Roommates.com etc) for you. We also offer a variety of services to get your property leased up quickly. This includes handling all virtual and in-person tours, talking with leads, and processing applications. We don't charge the homeowner a brokerage fees for these services, and our platform fees are charged directly to the tenants and/or their sponsoring employers.
You have the flexibility to market your property elsewhere and take it off Alcove at any time as long as there is no signed lease in place.
However, once the first bedroom lease is signed, a binding contract is established with the tenant. This means the home is exclusive to Alcove and no other non-Alcove tenants can be accommodated in the home as long as there is at least one Alcove tenant present. This restriction also means the property owner is not permitted to reside in the home after the first tenant moves in.
