Tenant Reviews Policy

Reviews on Alcove help prospective tenants decide whether a home and a landlord are a good fit. They also help landlords and roommates build trust. This policy explains how reviews work, how they're displayed, and what we may do with them.

Who can write a review

Reviews can only be written by verified tenants who completed a lease at the property on Alcove. Alcove sends the invitation directly to the tenant after their lease ends - tenants can't submit a review unless they've been invited, and we only invite verified tenants tied to a real, completed lease on the platform.

How reviews are requested

For new leases, all eligible tenants are automatically invited to leave a review at the end of their lease. Landlords don't choose who gets invited.

The exception is past leases that completed before this product was released (May 2026). For those, landlords can choose to invite past tenants to leave a review through their landlord dashboard. This is a one-time backfill - Going forward, all eligible tenants are invited automatically.

Tenants are not required to respond, and there's no penalty for declining. We send a small number of reminders, then the request closes.

How reviews are displayed

Approved reviews may appear on:

  • The property's public listing page
  • The landlord's public profile page
  • Regional reviews page
  • A general reviews page

Each review shows the tenant's first name, the month and year they completed their lease, and their rating and comments. We don't display full last names, contact info, or any other personal info.

If a tenant lives renews a lease on a given bedroom, only their most recent review for a given property is featured. Older reviews remain in the system but aren't shown publicly.

Featuring of reviews on listings

Today, landlords can choose which reviews to feature on their listings, including the option to keep some reviews private. This is the current behavior of the product, and we may change it in the future. For example, we may move toward displaying all eligible verified reviews by default to give prospective tenants a more complete view of a property and landlord. Any change to this behavior will be communicated to landlords in advance, but landlords acknowledge that the current "feature what you want" model is a product setting and not a permanent commitment.

What landlords can and can't do

Landlords cannot write or edit tenant reviews. This is intentional and what makes reviews trustworthy to prospective tenants.

Landlords currently cannot respond publicly to reviews. We may add this capability in the future.

Right to remove or hide reviews

Alcove reserves the right, at its sole discretion, to remove, hide, or decline to publish any review - including reviews that we believe could harm the integrity or safety of the platform, contain personal contact information, contain discriminatory language or threats, or are unrelated to the actual lease experience. We may take this action with or without notice.

License to use reviews

By submitting a review on Alcove, you grant Alcove a worldwide, non-exclusive, royalty-free, perpetual, irrevocable, transferable, sublicensable license to use, reproduce, distribute, display, modify, translate, and create derivative works from the review and any associated content (including your first name, lease month/year, rating, and comments) for any purpose, including but not limited to:

  • Displaying the review on Alcove listings, profiles, and other parts of the platform
  • Marketing, advertising, and promotional materials, in any medium now known or later developed (including social media, email, paid ads, case studies, and our website)
  • Internal product development, training, and quality assurance
  • Sharing with third-party partners where reasonably necessary to operate or promote the platform

You confirm that the review is your own, accurate to the best of your knowledge, and that you have the right to grant this license. You waive any moral rights in the review to the extent permitted by law.

How to flag a review

Landlords, tenants or vendors who have concerns about a specific review can email partner@alcoverooms.com. We'll review flagged content and decide whether action is appropriate under this policy.

Changes to this policy

We may update this policy as the product evolves. Material changes will be communicated to landlords and tenants in advance.
