What if I want to end my lease early?

If a housemate would like to terminate their lease agreement prior to the expiration of its natural term, written notice must be provided and discussed with Alcove.

If an Alcove tenant would like to terminate their lease agreement prior to the expiration of it's natural term, they must provide written notice via email and discuss such termination with Alcove prior to vacating.

Subject to Alcove’s approval, a tenant may be permitted to terminate their lease early under certain circumstances. If the lease termination request is approved, the Roommate’s lease will terminate under the following schedule:
  • If the lease termination request is approved and signed before the 15th of the month, the lease will be cancelled at the end of the month. For example, a lease termination request approved and signed on 14th of January, will be terminated on the 31st of January.*
  • If the lease termination request is approved and signed on or after the 15th of the month, the lease will be cancelled at the end of the following month. For example, a lease termination request approved and signed on 15th of January, will be terminated on the 28th of February.*

*Please note, the lease termination request cannot be cancelled once it has been submitted.

Additionally, the tenant will be charged a lease cancellation fee of two (2) months of rent and will not be refunded their security deposit. Any outstanding charges to the tenant will have to be paid before the agreement is terminated, such as unpaid late fees, HOA fines/fees, etc.

The Roommate is required to follow all terms and conditions of the lease until the date they vacate, including termination obligations.
