The following FAQ page will list different forms of acceptable evidence in order to issue a formal leasing violation for parking violations as well as the process for this lease violation.
Alcove's Parking Policy as Stated in the Lease.
Parking: All vehicles (including recreational) are to be parked on the street (where allowed) or in the garage or driveway. Improper parking of the vehicles is a breach of the lease. All vehicles must comply with HOA rules (if applicable). Any vehicles parked in the yard, on the grass, sidewalk, in front of dumpster containers or otherwise improperly parked will be towed at the vehicle owner’s expense. Landlord shall not be liable for any damages to the vehicle if it is towed. Any damage caused by improperly parked cars will be charged to the Tenant(s). Tenants or guests are not allowed to work on vehicles on the premises. Keep driveways free of oil and grease. Inoperable and/or unlicensed and/or un-inspected vehicles may not be parked on the premises. All such vehicles will be towed at Tenant’s expense. No notice is required. Any fines levied by local government also will be the responsibility of the Tenant(s). For premises with limited garage, driveway, or any other types of reserved parking spots, roommates shall limit their parking usage to a single primary vehicle. Roommates with more than one vehicle will need to utilize publicly available parking options for any additional vehicles. (Page 7).

- Alcove will respond promptly, categorizing the complaint as falling under the 'soft evidence' category and request any further evidence of this violation.
- Based on the evidence available, Alcove may conduct an investigation to gather further, hard evidence. This may include contacting other roommates for additional information and reaching out to the landlord. Depending on the severity and specifics of the case, we may also schedule an inspection on behalf of the landlord to collect more evidence.
Q: What does Alcove require as evidence?
- Response to the Tenant's Complaint:

- Based on the evidence collected, Alcove may issue a lease violation notice of warning to the lease offender and charge any fines imposed by the HOA/community.
- Alcove will make the final determination on next steps based on the evidence provided.
Q: What if the lease violator doesn't adhere to the warning?
- If the lease violator persists, Alcove may issue a notice to quit and may impose fines, depending on the severity of the offense and evidence gathered.

- If the tenant fails to adhere, Alcove may continue to issue fines and may advise the tenants or the landlord to contact a towing company in order to have the vehicle removed.
