Renters insurance is a simple but powerful way to protect both landlords and tenants. Unlike short-term rental platforms like Airbnb, VRBO, and Furnished Finder, Alcove exclusively focuses on long-term roommate living. Our lease terms are aligned with traditional family-style rentals and require all tenants to carry renters insurance.
Renters insurance typically includes three core protections:
1. Personal Property Coverage
This protects the tenant’s belongings in the event of theft, fire, or certain types of water damage. For landlords, this means fewer disputes over lost or damaged tenant property.
2. Liability Coverage
If a tenant accidentally causes damage to your home, such as a kitchen fire or burst pipe, liability coverage may help cover the cost of repairs. It can also apply to injuries that happen in the home. Alcove requires each roommate to carry at least $100,000 in liability coverage.
3. Loss of Use Coverage
If your property becomes uninhabitable due to a covered incident, renters insurance can help tenants pay for temporary housing. This reduces the immediate burden on you to find housing alternatives. (Note: Loss of Use coverage may vary by insurer and is not included in all policies.)
Note: If a tenant uses a third-party vendor to perform work on the property, the tenant’s renters insurance liability coverage may be waived. In these cases, the vendor’s general liability insurance would typically apply if an issue arises.
If you authorize a tenant to coordinate repairs with a third-party vendor, please ensure that the vendor is properly insured.
