Alcove's policy for filling vacancy

Alcove has a strict policy on how vacancy is filled on the platform. To ensure safety, both tenants and landlords must adhere to our exclusivity policy.

Since Alcove is specifically designed for long-term leasing, it is common for housemates to stay in their homes for extended periods of time. On average, tenants stay for 15 months in a home, resulting in very few vacancies.

In the event a bedroom is vacant, the landlord reserves the right to fill that vacancy. An incoming roommate must meet both the Landlord’s and Alcove’s standards for community and agree to this lease. Should the tenant have any reservations about a potential new roommate, they must be formally addressed as via the Housemate Feedback Form within 24 hours. Tenants agree to adhere to Alcove and Landlord's final determination rights concerning roommate placement, relocation options, and prohibitions on discouraging potential tenants. Note:

  1. The housemate may have the option to switch to another home for an admin and cleaning fee, subject to Landlord’s approval and Alcove's early lease termination policy
  2. Actions to dissuade potential applicants from leasing or moving into a vacant bedroom, whether on or off the Alcove platform, constitutes a violation of the lease agreement.

Exclusivity

As long as there is at least one bedroom lease in a home, Alcove exclusivity applies. Neither landlord nor landlord’s agent shall permit the property to be occupied or used as a residence by any person other than a tenant background checked, recommended, and approved on Alcove’s platform.
