Alcove automatically collects reference checks on homeowners' behalf
As of March 2025, Alcove now automatically collects rental release consent forms from applicants and sends reference requests directly to prior landlords on your behalf.
This process takes place during the application stage, helping landlords avoid leasing delays and make confident decisions more quickly. All edits to submitted references are tracked to ensure transparency to you and reduce the risk of manipulation.
Landlord View: Alcove Reference Checks
Questions Included in the Alcove's Reference Check:
- Respondent name
- Respondent role / title
- Does the address match your records?
- Do the lease dates match your records?
- Does the monthly rent amount match your records?
- Did the tenant always pay rent on time?
- Did the tenant ever have a payment return due to insufficient funds?
- Does the tenant owe an outstanding balance?
- Did the tenant have pets?
- Does the tenant have complaints on record?
- Did the tenant give proper notice to vacate the property?
- Are you related to the tenant?
- Would you rent to this tenant again?
- Additional comments

Reference Reminders & Follow-Up
Alcove will automatically remind the reference if the form is not completed within 24 - 48 hours. However, if you’d like to speed up the process, you're welcome to reach out to the reference directly at any time.
Note: Always double-check reference details. Make sure email addresses appear legitimate - such as from a property management company or leasing office. You can often verify this by Googling the apartment community or landlord contact.
What if a reference doesn’t respond or if no email is provided?
If a reference doesn’t respond, or if no email is provided, the applicant’s profile will show a “Manual Follow-Up Required” status. In that case, you’re welcome to follow up with the reference directly.

What if the applicant has rented with Alcove before?
If the applicant previously lived in an Alcove home, their "Prior Alcove Lease" history will appear directly in their application profile, including:

Payment history

Duration of stay
Tenants in good standing may be approved to relocate between Alcove homes without needing additional reference checks. This saves time and gives you access to a pool of vetted, high-quality renters who are already familiar with shared living expectations.
Applicants may also add external references for non-Alcove leases if applicable.
