      I need to move out and end my lease early, what do I need to do?

      If a housemate would like to terminate their lease agreement prior to the expiration of its natural term, written notice must be provided and discussed with the Landlord.

      We understand that things come up and circumstances change and lease terminations are offered on a case by case basis, and Alcove is here to help. If you think you may need to end your lease early for any reason, please submit your request along with any relevant details in your Alcove portal here under "Move-Out Options".

      Our Early Lease Termination policy outlines how the termination process works and provides guidance on what steps to take.

      Once your termination interest has been received, the support ticket will review your request by the next business day and will provide a response with next steps via email.

      Termination reason:  Terms and fees
      Room switch within the same home
      • Subject to approval of landlord.
      • If approved, a cleaning fee is charged and the deposit is transferred to the new bedroom lease, subject to any deductions for damages.
      • No other platform fees are charged.
      Room switch to a different property
      • Subject to the approval of landlord.
      • Lease Termination timeline applies
      • If approved, a cleaning fee is charged, and the deposit is returned to the tenant subject to any deductions for damages. 
      • No other platform fees are charged
      Early lease termination 
      • Subject to the approval of landlord.
      • Lease Termination timeline applies
      • If approved, a cleaning fee is charged, and the deposit is returned to the tenant subject to any deductions for damages. 
      • A lease termination fee equal to 2 months of rent is charged by the Alcove platform.

       

      Legacy leases

      For legacy leases, the contract may vary. In the event of any conflict between the terms of your Lease Agreement and the Terms and Conditions, the Lease Agreement shall control.
