I'm an active duty military member and have been called in for duty. What happens to my lease?
If you are enlisted, drafted, or commissioned and enter active duty in the U.S. Armed Forces, you may be eligible to terminate your lease without penalty in accordance with applicable federal law (including the Servicemembers Civil Relief Act).
How to Submit a Military Lease Termination Request
To begin the process:
-
Submit a Lease Termination Request in the Alcove Resolution Center. Additional instructions on how to submit your request can be found here.
-
Upload a copy of your official military documentation in the “Evidence” section of your requst. Acceptable documentation includes:
-
Permanent Change of Station (PCS) orders
-
Deployment or call-up orders
-
Written notification from your commanding officer
-
Once submitted, your landlord will review the request. If approved, lease termination documentation will be made available for signature by both you and your landlord.
What Happens After Approval?
Once your lease termination has been agreed upon by you and your landlord, lease termination documents will be sent to you to sign and finalize and a move out inspection will be scheduled for your room based on your submitted vacate date. Additional move out instructions will be send to you via email for your review.
After your vacate date passes and a move out inspection is completed for your room, your landlord will review your account and provide an update on any security deposit refund (less any lawful deductions) within 30 days of your lease termination date.
If you have questions about your specific situation, please submit a Resolution Center request so Alcove and your landlord can ensure your case is handled promptly and in compliance with military protections.
