The following policy page outlines the roommates duties and responsibilities throughout the property, during an active lease.
Roommate Responsibilities
- Change all air filters every 3-4 months. Replacement costs should be divided evenly among all roommates present.
- Replace any light bulbs as necessary.
- Replace the batteries for smoke and carbon monoxide detectors as necessary. The cost of replacement batteries may be divided evenly among all housemates present.
- Replace the batteries for bedroom and front door locks as necessary. The cost of replacement batteries for the front door may be divided evenly between all housemates present.
- Replace the batteries for any garage or fan remotes and other items of the same caliber as necessary. The cost of replacement batteries may be divided evenly among all housemates present.
- Maintain all internal and external ice makers and water dispensers, as well as replace all water filters as necessary. These costs may be divided evenly between all housemates present.
- Repair and/or demonstrate a good faith effort to repair any clogged drains and toilets, except when caused by roots or breakdown of fixture not caused by a roommate.
- Know the locations and operations of the main water cut-off valve and all electric breakers as well as how to switch the valve or breakers off at appropriate times to mitigate any potential damage.
- Winterize the Property – e.g., maintain minimum levels of heat to prevent freezing of water pipes and outdoor spigots, wrapping of outside water main in winter, removal of snow accumulations, removal of ice from the front of property as necessary. These costs may be divided evenly among all housemates present.
- Take proper action or attempt a good faith effort to promptly eliminate any dangerous conditions on the property as necessary.
- Replace any mailbox or amenities keys as necessary. Roommates may request reimbursement for costs from their Landlord, however said reimbursement is not required.
- Complete all nominal and/or incidental repairs to the property that cost $100 or less, as required. Roommates may request reimbursement from their Landlord, however said reimbursement is not required.
- Take proper action or attempt a good faith effort to promptly eliminate any pest infestations in the property as necessary. Roommates may request reimbursement from their Landlord, however said reimbursement is not required.
