How does Alcove work with HOA neighborhoods?
The majority of Alcove homes are in HOA neighborhoods. As we do not engage in short term rentals (<3 months), we are able to meet long term HOA leasing requirements. The landlord or property manager should inform Alcove if there is a minimum lease length requirement (e.g 6/9 months) for their HOA covenants.
The landlord is responsible for providing the covenant agreement and making sure there is enough parking (garage, driveways, obtaining passes, or street / guest / visitor lots - if allowed)
Additionally, HOA regulation and rules are passed on to the housemates.
If there is an issued fine due to a housemate breaking HOA rules, Alcove is responsible for collecting the cost of the fine from the housemates in order to reimburse the landlord.
Finally, Alcove assists property managers and landlords with leasing, lease enforcements, and resolutions of any violations. Unlike a normal landlord to roommate arrangement, landlords who work with Alcove have access to our in-house field teams to ensure rapid compliance with leases rules, community rules, noise etc.
When an issue arises our support team keeps tenants and landlords accountable, and are often the first to respond on the ground.
