What is the process for declining an applicant?
Alcove’s approval process is subject to normal fair housing laws and FCRA rules. Before a tenant is sent a lease, they are approved by both Alcove and the landlord. After the applicant is approved by Alcove, the application and lease is then sent to the landlord. From there, the final approval then falls with the landlord.
With Alcove's platform, the landlord has full ability to approve or deny any tenant at their property. That said, the landlord is responsible for any fair housing rules and claims from the tenant.

When a landlord chooses denies an applicant based on a screening report, an adverse action letter is required. This is found in the manager portal that can be downloaded and submitted to Alcove.
