This policy outlines the guidelines for roommate respect in Alcove Homes.

Helpful Tip: It's always better to obtain housemate agreements in writing or via text, even if it feels awkward. Over a prolonged roommate relationship, it's easy to forget details, however having documentation to refer to can be very helpful!

Roommate Activity 

Acceptable

These actions are considered acceptable under Alcove’s housing policy and do not require a roommate agreement.  

  • Practicing common courtesy and using one's own personal property. 
  • Any decoration or furniture configuration in a tenant's designated bedroom or private bathroom. 

Requires Roommate Agreement

These actions require a discussion and agreement from all housemates. Without consensus, it cannot be done and will be considered a policy/lease violation.

  •  Using a housemate's personal property/ extra storage space in common areas. This includes pantry/refrigerator space as well as tenants food and beverage.
  • Placing any decorations throughout the common spaces.
  • Setting the thermostat to anything outside of 68-76 degrees.
  • Placing any cameras or recording devices in the common space or outdoor area of the property.

Policy Violation 

These actions are considered a violation of Alcove’s housing policy and are subject to the leasing violation policy.

  • Use of disrespectful, foul,  threatening, or inappropriate language towards another housemate.
  • Acts of intimidation or intent to harm.
  • Using another housemate's personal property or extra storage space without their knowledge or consent. 
  • Denying access to any area of the property to other roommates,  including parking spaces with the exception of a tenant's private bedroom or bathroom. 
  • Discouraging or preventing potential applicants from signing a lease and/or touring the home. 

Enforcement Procedure:

Alcove will make the final determination on the Acceptable Category based on the evidence presented and the severity of the offense. For more information on violation process, evidence required and next steps, please see our Leasing Violation Policy.

Enforcement Procedure:

Housemates reserve the right to contact the authorities should any roommate engage in illegal, harmful, or threatening activity.
