Furnishing Your Property - Owner Self Furnish

At Alcove, we require property owners or managers to provide a minimum set of common space furnishing items in their home when choosing to self-furnish the property. Landlords can anticipate spending $800 - $1,500 for the common space furniture, and recouping the cost of their furnishing within 1/2 to 1 month of rent income.

Below are the minimum requirements for common space furnishings in Alcove properties:

Living Area Seating:
Property owners or managers are required to provide a sofa or chairs appropriate for the number of bedrooms in the property. For example, a three-bedroom property could have any combination of sofa, and a loveseat or lounge chair. Owners/Managers have flexibilty on the exact seating provided, as long as there is enough seating for all tenants to relax comfortably in the common/living area.

Coffee table:
A coffee table is a must-have item in any common area. It provides a convenient place for guests to place their drinks and snacks while they relax and socialize in the living room.

Dining Area:
Property owners or managers must provide a dining table and seating appropriate for the number of bedrooms in the property. Depending on the layout of the kitchen, dining stools or bar seating may be appropriate. This will ensure that all guests have a comfortable and convenient place to enjoy meals together. For example, a 4 bedroom home will be required to have a dining table with a minimum of 4 dining chairs. 

By meeting these minimum furnishing requirements, property owners or managers can ensure that their property provides a comfortable and enjoyable experience for their tenants..

Bedrooms: 

We strongly recommend that bedrooms are kept unfurnished.  Alcove is a long term leasing platform. We cater to housemates who typically stay for 12-15 months and bring their own bedroom furniture items.

By providing bedroom furniture items, landlord accepts responsibility to maintain and to remove the bedroom furniture provided (if requested by tenant) in the property, which can create additional work and costs for the landlord. 

When tenants move out, landlords may need to clean, repair, or replace damaged furniture before the next tenant moves in. By keeping bedrooms unfurnished, landlords can avoid these additional tasks and costs, making the turnover process quicker and more efficient.
