**Owners are ultimately accountable for complying with the HOA's rules and regulations and ensuring tenants are aware of and follow the day-to-day rules of the HOA.**

Warnings and Non-Fine Charged Notices:

If you receive violations caused by tenant activity or negligence, you should immediately:

  1. send a ticket through the Alcove Manager Portal to the tenants notifying them of the violation.
  2. Make sure to upload and share a copy of the notice you've received
  3. Request a confirmation that they understand and will do better to comply going forward.

Violations with Charges or Fines:

If you receive violations caused by tenant activity or negligence, you should immediately:

  1. Send a ticket through the Alcove Manager Portal to the tenants notifying them of the violation.
  2. Make sure to upload and share a copy of the notice you've received and clarify the amount of the fine.
  3. Set expectations that unless an individual takes accountability, the fine will be split between housemates.
  4. Upload a copy of the paid invoice/receipt to the ticket.
  5. Contact the Landlord Partnership to complete the transaction
