Roommate Quiet Hour Policy

This policy outlines the guidelines for quiet hours in Alcove Homes.

Helpful Tip: It's always better to obtain housemate agreements in writing or via text, even if it feels awkward. Over a prolonged roommate relationship, it's easy to forget details, however having documentation to refer to can be very helpful!

Acceptable

These actions are considered acceptable under Alcove’s housing policy and do not require a roommate agreement.  

  • Minimal noise during standard hours (9am-10pm).
  • Minimal noise resulting from the following activites:
    • Watching TV/ listening to music at a moderate volume during the day.
    • Vacuuming or cleaning floors in shared spaces, such as the living room or kitchen, during quiet hours.
    • Conversations or phone calls in common areas, as long as they are not excessively loud.
    • Doing laundry, including using the washer and dryer, provided it’s within standard hours.
    • Running the dishwasher.
  • If a tenants schedule does not allow for use of the common spaces during standard hours, then all activities must done at a minimal noise level. 

Requires Roommate Agreement

These actions require a discussion and agreement from all housemates. Without consensus, it cannot be done and will be considered a policy/lease violation.

  • Excessive noise during standard hours/ on weekends.
  • If your schedule deviates from non-standard business hours, an agreement with housemates regarding designated quiet hours is required.

Policy Violation

These actions are considered a violation of Alcove’s housing policy and are subject to the leasing violation policy.

  • Excessive noise: Noise that can be heard beyond two doors down from a room is excessive.
  • Violation of Quiet hours: 10pm - 9am.
  • -Any HOA noise complaint is immediately considered a violation.

Enforcement Procedure:

Alcove will make the final determination on the Acceptable Category based on the evidence presented and the severity of the offense. For more information on violation process, evidence required and next steps, please see our Noise Violation Policy.

Tenant liability of Noise Violations

Housemates reserve the right to contact the authorities should any guest or housemate engage in excessive noise violation.
