Roommate Pet Policy

This policy outlines the guidelines for all pet owners in the Alcove Community.

Helpful Tip: It's always better to obtain housemate agreements in writing or via text, even if it feels awkward. Over a prolonged roommate relationship, it's easy to forget details, however having documentation to refer to can be very helpful!

These actions are considered acceptable under Alcove’s housing policy and do not require a roommate agreement.  

  • Registering pets and emotional support animals (ESAs) through Alcove, ensuring they are only brought into the home after receiving approval from the Landlord.
  • Pet's and pet owners in compliance with all applicable governmental laws 
    and regulations.  

Requires Roommate Agreement

These actions require a discussion and agreement from all housemates. Without consensus, it cannot be done and will be considered a policy/lease violation.

  • Agreeing on the location of the kennel if outside of a tenants leased bedroom.
  • Agreeing on whether animals are permitted to freely roam in the commons spaces while the pet owner is not present. 
  • Agreeing on the placement of food and water dishes, toys, litter boxes, and any other pet-related items that are stored outside of a tenant's bedroom.

Policy Violation

These actions are considered a violation of Alcove’s housing policy and are subject to the leasing violation policy.

  • Allowing pets that are not fully house-trained.
  • Any pet mess or waste found inside the home that is not cleaned up promptly and thoroughly after it is discovered.
  • Pet waste that is improperly disposed of in the yard or left near entryways.
  • Instances of mistreatment, abandonment, or neglect of pets occurring on the premises.
  • Any pet that is not registered on the Alcove Platform or approved by the Landlord.
  • Pet's that are not spayed or neutered or updated on all required vaccinations.

Enforcement Procedure:

Alcove will make the final determination on the Acceptable Category based on the evidence presented and the severity of the offense. For more information on violation process, evidence required and next steps, please see our Leasing Violation Policy.

Housemates reserve the right to contact the authorities and/or animal control should any roommate or pet engage in illegal, harmful, or threatening activity. 

Submitting a Complaint

To report a policy violation, please submit a ticket on the Alcove Support Portal. Alternatively, you can log into your account, click on the profile icon, select 'Support,' and then choose 'Leasing Violation' to submit your complaint.
