Roommate Guest Policy

This policy outlines the guidelines for guest activities in Alcove Homes

Policy: 

Helpful Tip: It's always better to obtain housemate agreements in writing or via text, even if it feels awkward. Over a prolonged roommate relationship, it's easy to forget details, however having documentation to refer to can be very helpful!

Acceptable 

These actions are considered acceptable under Alcove’s housing policy and do not require a roommate agreement.  

  • 1 to 2 guests in the tenants bedroom.
  • 1 to 2 guests occupying the common space, within reasonable hours.

Requires Roommate Agreement

These actions require a discussion and agreement from all housemates. Without consensus, it cannot be done and will be considered a policy/lease violation.

  • 3 to 4 guests in any premise of the home.
  • Explicit permission is required from the other roommates if a guest is going to park in a designated tenant parking space.
  • 2 or more guests visiting after standard hours (10pm-9am). 

Policy Violation

These actions are considered a violation of Alcove’s housing policy and are subject to the leasing violation policy.

  • Any gathering with 5 or more guests is considered a party.
  • Any unaccompanied guests. The tenant must be present at all times when a guest is at the home. 
  • Any guest(s) staying overnight for more than 3 days on a 7 day rolling basis.
  • Overnight guests sleeping in any area of the common space.
  • Guests entering another roommate’s private bathroom or bedroom without their permission.
  • Parking in an HOA restricted space.
  • Parking in another roommate's parking space without their permission.
  • Sharing keys or access codes with a non lease holder.

Enforcement Procedure:

Alcove will make the final determination on the Acceptable Category based on the evidence presented and the severity of the offense. For more information on violation process, evidence required and next steps, please see our Guest Violations Policy.

Tenant liability of guests

  • The tenant on the lease is liable for any policy and/or lease term violations, as well as any theft, injury to person, illegal activity or damage to property resulting from their guests' behavior. They must ensure that their guests adhere to the entire roommate agreement requirements during any visit.
  • Housemates reserve the right to contact the authorities should any guest or housemate engage in illegal or harmful activity.
