What are the Requirements to be an Alcove Tenant?

At Alcove we are striving to create amazing communities within our homes and the surrounding area! Here are some basic requirements to become part of the Alcove Community:

  1. Credit (Residential Score provided by TransUnion): A solid score, consistent credit history for at least the past year and no evictions or bankruptcies on file. A guarantor can be used under specific circumstances to replace an applicants score. See the article  Guarantors for more information on when a guarantor can be used.
  2. Background: A clean criminal record. Minor offenses, such as traffic violations, will be considered on a case by case basis.
  3. Income: A monthly income of at least 3 times the monthly rent* is the minimum requirement. When applying on Alcove, you have the option to disclose all sources of income, including your primary income and any additional sources. 
    The documents you provide will be verified independently by the landlord. You will also be required to provide contact information for your employer and give consent for the landlord to verify this information. More details can be found in our Income & Employment Verification Document Guideline

  4. Roommates who are respectful, agree to our roommate policies, and embrace being part of a shared-living community.
