Rent Collection on Alcove
Unlike traditional managers, rent is automatically collected on Alcove from your tenants 15 days before the 1st of each month. This early collection schedule allows us to proactively address any payment issues, giving us a 15-day window to ensure your rent is paid on time (See how we assist here).
Why is my tenant repeatedly delinquent on rent?
If a tenant has been late in a consecutive previous month, Alcove takes proactive measures to recover the payment. This includes multiple attempts through emails, text messages, phone calls, formal notices, etc. For more information on Alcove's Late Rent and Delinquency Process please refer to the details here. If the tenant has not made the payment ten days after the Notice to Pay Rent or Quit is issued (typically by the 1st of the month) and continues to reside in the property, you are eligible to initiate eviction proceedings in accordance with the lease agreement.
What can be done?
Alcove strongly advise landlords to promptly file for summary ejectment. Once a landlord files for summary ejectment, it is common for a tenant to either 1) pay their rent or 2) vacate the property. This is largely due to the fact that a court action will be recorded in the tenant's consumer records, which can severely impact their ability to secure future rentals.
If the tenant chooses to vacate, Alcove will verify that they have vacated and begin the process of re-leasing the room at no additional cost to you.
What are my options if I decide not to evict the tenant?
If you decide against filing for summary ejectment, Alcove recommends the following approaches:
- Maintain open lines of communication with the tenant regarding their rental payments. Frequent communication between landlords and tenants can significantly enhance the chances of resolving any payment issues.
- Consider offering a payment plan to assist the tenant in catching up on their overdue rent.
What risks do I face by not evicting a delinquent tenant?
The main risks you may encounter include:
- Ongoing possible loss of rental income.
- Possible damage to your property if the tenant becomes unhappy.
- Legal issues that might arise if the situation worsens without taking formal eviction steps.
